LEIMERT PARK ADU GARAGE CONVERSION
RFRM’s conversion of an existing detached garage uses the Accessory Dwelling Unit typology as an opportunity to expand and diversify the existing spatial relationship between the main residence and the rear of the property.
In this new reality, the home space that was once a place of rest is no longer distinct from outside spheres of work, school, or social relationships. Therefore, our design balances spatial flexibility with the expected standard of comfort in order to accommodate for the additional uses of the home.
The design revolves around the goal of maximizing open space. It programs a simple flexible room in the footprint of the existing structure, creating interior walls only for a full bathroom and a storage room that is accessible from the exterior. To capitalize the existing space, a carved-out loft is placed on top of the storage room. There is a “massing” wall, fully lined with custom cabinetry and clad in one monolithic material. It contains a full kitchen with a pass-through window and the main entry door. All amenity systems were designated to the “massing wall” so that the existing space could remain open and suggest a continuation into the exterior lawn through the 8’ wide bi-fold door located above a sitting bench.
The design concept creates a language that expands the existing space so that it better integrates with the main residence and accommodates more amenities. By adhering to an open concept floor plan, the ADU’s interior and exterior become fully customizable to satisfy the client’s needs and provide an ease of circulation.
