  • 00 Pre Design

    An information gathering phase that will be the foundation for the design phases to follow. The intent is to learn the goals, requirements, and ambitions from our client. This will include facetime with the client, research on the property and location, determine zoning conditions, feasibility of project goals and intended use and lifestyle.

  • 01 Schematic Design

    The process of translating the information gathered into a series of architectural ideas. Ideas are then tested and visually executed with the culmination of a conceptual project and a series of images that gives a look and feel to the project.  We explored this through hand drawing, sketching, model making and space planning.

  • 02 Design Development

    With a developed conceptual idea of the project, we begin to finalize particular space requirements, window and facade treatment, interior materials and permanent fixtures refining the design and making sure that all decisions are taken with the develop concept as its anchor. In the same way we will direct and receive input from consultants such as structural that follow the same design intent.

  • 03 Construction Documents

    The design is taken to a technical level that will allow the builder to understand and execute the project. This is done with a series of drawings illustrating the way materials are assembled to produce the desired aesthetic qualities devised through the previous stages.

  • 04 Building Permit

    The design is conveyed to the local authorities for building and safety approvals with any additional information required to realize the project. This can include historic district or community review as well as land use and energy code compliance.

  • 05 Bidding and Negotiation

    The process of selecting the right general contractor for the project that falls within an adequate budget.

  • 06 Construction Administration

    The role of the architect during construction is to have an open line of communication with the builder to address potential unforeseen issues as well as to maintain a consistent level of construction quality.
